FARMHOUSE BY THE SEA
A Modern Farmhouse Designed for Relaxed Coastal Living | Tulalip Bay, WA
Project Scope:
- Main floor full gut renovation
- Living room, dining room, kitchen, wet bar, mudroom, powder room and primary suite
Timeline: Design 3-4 months; Construction 6 months
Investment: $350,000 - $400,000
Challenges: This home faced several design challenges, from an inefficient kitchen layout with limited storage to an oversized brick fireplace that dominated the living space without adding function.
The living room's layout, while boasting expansive water views, lacked accommodation for a TV, leaving it awkwardly positioned in front of a window.
The primary bathroom featured a cramped layout with minimal counter space, dated finishes, and a sunken tub that felt far from luxurious.
Throughout the home, dated elements like 1980s wallpaper further detracted from its potential, calling for a thoughtful transformation to align with modern living and style.
Nestled on the shores of Tulalip Bay with expansive views of Puget Sound and Camano Island, this home provided the ideal setting for a retired couple to embrace their next chapter. However, the outdated interiors lacked the functionality and style to complement its stunning natural surroundings. Through a full main-level renovation, we transformed the home into a modern farmhouse retreat that enhances a relaxed, active lifestyle while maximizing the breathtaking views.
We reimagined the layout to improve flow and efficiency, incorporating thoughtful storage solutions and practical spaces for everyday convenience. We implemented custom cabinetry, optimized storage, and a modern aesthetic in the newly designed kitchen. A dedicated coffee and wine bar was seamlessly integrated into the redesigned living and kitchen areas, creating a functional and elegant space for entertaining.

A massive, outdated brick fireplace that overwhelmed the living area was replaced with dual-sided custom cabinetry. One side now serves as a stylish TV wall with storage and open shelving, while the other extends the kitchen with the coffee and wine bar. This transformation enhanced functionality and created a more inviting space that prioritizes connection and practicality.
The mudroom evolved into a functional hub with built-in cabinetry, a utility sink, and ample storage for outdoor gear and essentials. In the primary suite, we repurposed unused bedroom space to expand the en suite bathroom, designing a luxurious retreat with a spacious walk-in shower, separate toilet room, and refined modern finishes.

With a fresh palette, high-quality finishes, and intentional design, the home now exudes a warm modern farmhouse aesthetic. It delivers the comfort, functionality, and serenity the couple envisioned, providing a personal retreat perfectly suited for enjoying the beauty of Tulalip Bay.
